Offered by one of the largest banks in America is now available in Essex, Middlesex, Norfolk, Worcester and Suffolk counties of Eastern Massachusetts for loan amounts of $450,000 and up.   This program has low fees, fast turn around time, and can be rate locked for 60 days from the time a letter of interest is issued.   The lender requires only a 1.15 DCR and the loan can be amortized over 30 years.  Adjustable rates start in the 5's (which maximizes your loan proceeds) and 10 year fixed rates start in the low 6's.  The program allows the seller to take a second mortgage up to 10% of the purchase price, which lets the buyer into the deal with only 15% down.   Recent transactions originated by Gomberg Financial using this program include:
