Wall Street has some of the best rates available for purchases and refinances of $1,000,000 and up.  It offers many advantages vs. most local and national banks.  The LTV is 80% compared to 75% offered by most banks.  Rates are fixed for 10, 15 or 20 years with yield maintenance or defeasance.  The loan is non-recourse.  Current rates start in the mid 6's.  This program could also be used in geographical areas, or for properties that do not meet Fannie Mae standards.  Recent transactions originated by Gomberg Financial Service include:

$1,280,000, 80% LTV purchase loan for a 36-unit apartment building located in Worcester, MA.  The 10 yr. note is amortized over 25 yrs. and has a fixed interest rate of 7%.
$2,240,000 purchase loan for housing complex in Corning, NY containing 100 residential units.  The 10 yr. note is amortized over 30 yrs. and has a fixed interest rate of 6.06%.  The loan has an assumable mortgage feature and is non-recourse.
